Welcome to Aspire at West Campus! Our spacious on-campus apartments are conveniently located on the University of Iowa campus, making it a breeze to get to class. Aspire at West Campus is a community built with you in mind including some of the area's the best amenities and finishes.

How can we help?

Leasing

  Are you currently leasing?

Yes! If you are interested in a space for the 2023/2024 school year, please contact the community office. If you are looking for immediate availability, please contact the Leasing Office.

  What is an individual lease?

An individual lease provides each resident with their own separate lease agreement and responsibility for only his/her rental installments and parking charges. By signing an individual lease, you are only taking responsibility for your rental installments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s). The individual lease agreements protects you in the event your roommates cannot make their payments, or if they leave their lease agreement early.

  How long is the lease agreement?

The lease term is 12 months; the term begins August 11, 2023 and ends July 19, 2024 of the following year. Additional lease terms are available. Please contact the Leasing Office or visit the Floor Plans page for additional information. 

  How do I sign my lease?

A lease contract is only valid if the primary lease holder (the resident) signs the documents. If there is a guarantor, the guarantor must also sign the lease. Aspire at West Campus will then countersign after all parties sign all documents.

  How do I know if I qualify?

Future residents can qualify on their own or with a guarantor. If the resident cannot qualify on their own or find a Guarantor, we have partnered with The Guarantors to provide an alternative solution. Prospects who are interested can apply free of charge on their website: www.theguarantors.com/renters.

  When will you begin leasing for the 2023/2024 school year?

We are now leasing for the 2023/2024 school year, please call the Community Office for additional information.

Rent

  How much is rent?

You can find our most up-to-date pricing by visiting the availability page or calling our office at 319.464.0902.

  What utilities are included in the rent?

Your rent includes water, sewer and trash, high-speed internet and cable (80 cable channels and several high-definition channels).

  How do I pay rent?

Simply pay rent online or using the Resident Portal mobile app. Or if you prefer, you can always pay in our office, which is open seven days per week.

  What are your current specials?

You can view our most recent specials by visiting our Specials page or by calling the Community Office.

  Do my roommate and I pay the same rate?

Not necessarily. We offer individual liability leasing which means that your lease agreement only applies to your individual bed space.

Pet Regulations

  Do you accept pets?

Yes - our pet-friendly community welcomes two furry friends per home.

  Do you have any breed restrictions?

Our community does not accept the following breeds: Akita, American Bull Dog, Chow, Doberman, Pit Bull, Rottweiler, or any mix of the mentioned breeds are not allowed. For further information regarding our pet policy, please contact the community office.

  What are the fees for having a pet?

We require $250 fee for each pet, with a monthly fee of $30 pet rent per pet.

  Is there a weight limit or restriction?

At this time, we do not have a weight restriction.

  Do you accommodate service animals?

We gladly accommodate service animals and emotional support animals. Please contact the leasing office for the proper forms to be filed out in conjunction with your personal medical professional.

Furnishings

  What furniture is included in furnished units?

Bedroom furniture is offered for select units. The furniture package includes a couch, two side tables, one chair, two bar stools, one queen bed per bedroom, one nightstand per bedroom and one dresser per bedroom. Washer and dryers are included in each unit. 

Roommates

  How does the roommate matching program work (individual leases only)?

If you’re applying to one of our private bedroom floorplans, the application offers an exclusive roommate-matching service. If you would like to participate, you can complete the roommate matching form built into your application. The form allows you to make notes of any friends applying at Aspire at West Campus that you would like to live with. The form also asks you to input your hobbies, interests, sleep routines, pet preferences, and study habits. Inputting this information helps us match you with someone with similar interests, you’ll like living with throughout your lease term.

  What if I don't like my roommate after move-in?

If there are differences between roommates that cannot be resolved, residents may be able to transfer as rooms are available. A transfer fee will apply. Please contact the community office for more information.

Around the Community

  How does mail and package delivery work?

Packages by private vendors such as FedEx are delivered to your apartment door. The US Postal Service delivers envelopes to your post box and leaves a key with a tag labeled with the corresponding larger post box number for packages of medium size. Packages too large to be delivered by the US Postal Service at the resident post box area, will be delivered to the community center and we will notify you via email that you have a package to pick-up at the Community Center front desk. If you are not emailed by the office that we have a package, please reach directly out to the US Postal Service to track missing packages which have been delivered but not to the correct post box.

  Where can I park my car?

Parking is available for residents who register their vehicle for $25 per month. Residents will enjoy ample parking within close proximity to their building.

  Where can guests park?

Please direct your guest to pick-up a temporary guest parking pass at the front office in the Community Center. We have designated guest parking spots around the community.

  How do I get around Iowa City?

Iowa runs a campus bus called “Cambus” which stops in front of the Aspire at West Campus Community Center and connects to the rest of campus and the surrounding transit systems. We are also located on the walking and biking access called Morman Trek Blvd that connects to the rest of Iowa City biking and walking trails. And for those who chose to opt to bring a vehicle, we have ample parking.

Renewing Your Lease

  What is a renewal lease?

If you are already a resident, you do not have to reapply. Instead, you will complete a renewal lease that will renew your contract for the next term.

  Am I guaranteed the same apartment when I renew my lease?

Unfortunately, we cannot guarantee your spot. All leases are signed on a first-come, first-served basis which is why you should renew your lease as soon as possible.

  How do I renew my lease?

  1. Login to the ResidentPortal and find your renewal offer located in the red banner at the top of the page.
  2. Click "Review offer" and follow the prompts.
  3. Once you click "Complete Renewal", our leasing team will be notified that you have accepted your renewal offer and will generate your updated lease for signature.
  4. You will receive an email when your lease is available on the ResidentPortal. All parties (including any guarantors) are required to sign the lease document.
  5. Once you have signed your lease, you have officially secured your spot for next year!
